Is anyone aware of a landlord management company that takes tenant calls and handles maintenance, but does not collect the rents?Basically they will do everything a property management company does except collect my rent.

I have a difficult tenant who doesn't want to show the home how do you suggest I get her cooperation? note I have in my lease the right to show the home at any time… Suggestions?

unless you are doing something other than managing your rental properties, I would close the c-corp and file final year taxes.

Great post! with no other income, just my typical rental properties (no boarding/temporary) it appears that all income is passive and should appear on my schedule E. How do we handle overhead expenses such as home office deduction and medical?

yep.  referring to certificates of occupancy.  the city confirmed that they do NOT have them.  therefore, I will have to get them for the tenants that are already in place.
