I have a home that was condemned because of tenant damage (broken windows, kicked in doors, ripped out sink), but they will not leave. The tenant has stated point blank that she is not moving any of her items.

I will not make any repairs as long as the tenant is there. Any suggestions?

i found over a 100 letter package at www.NeatoLandlordForms.com   however, i don't think they are state specific but they are high quality.

Completed.  I would like something specfic.  So far, i've been using neato landlord forms.  pretty comprehensive over 100 forms.  but I'm ready for something specfic to missouri.

I have 20+ sF D, C and B properties

I own several of these properties in my name, some in a LLC , some that I purchased with credit card debt and some that I own free and clear with no associated debt. I'm looking to consolidate my loans thereby decreasing my admin management nightmare, refinance the free and clear properties and get all the properties out of my name.

Anyone with any good recommendations for a portfolio lender? I've heard bad things about B2r and AK.

I would also like to refinance or get a line of credit on my free and clear properties.

Any recommendations? I would like a local bank or broker but I haven't been back in the market since everything went crazy about 5 years ago.

I live in Missouri
