Investment Info:

Single-family residence fix & flip investment.

Purchase price: $275,000
Cash invested: $25,000
Sale price: $387,000

Bought, renovated entire house. resold.

What made you interested in investing in this type of deal?

It was a newer house, in good shape, with profit potential.

How did you find this deal and how did you negotiate it?

Auction. Went to the auction and bid on it.

How did you finance this deal?

Cash

How did you add value to the deal?

Renovated the whole house

What was the outcome?

Good return on investment.

It actually went really smooth believe it or not haha

My wife listed the house.

Purchase price: $100,000

Bought 3 acre parcel to do a new build on. Sat on it for a year and then resold the lot.

Planned to do a new build on it. Value increase on the lot and had profit so decided to sell it.

Found it through the MLS.

Flipped it for profit.

Yes I was the Realtor on it.

@Mariah Porter my personal opinion would be to invest locally for your first if possible. If the numbers don’t make sense then research and build a team where you want to invest. I wouldn’t invest in a negative cash flow situation though

Hey Ryan, 

I am a Realtor and Contractor in Boise, ID. The market here is crazy which it seems to be everywhere right now but there are definitely deals to be had depending on your goals with the property. Are you looking at buying one that needs renovated or that's turn key ready for you? Are you going multifamily as in 3-4 units or over that? Are you looking to cash flow or improve tenants/rent and then resell?
