Great resouces on options are material from Jack Miller,Mark Warda, Jack Shea, and Peter Fortunato.

I would take the basics from them and bring it to a good real estate atty. and CPA to make sure it is compliant in your state and meets your intended purpose.

Probate filings are public information, which is another reason to have your properties in a trust.

Head on down to the probate court, don't think a low paid clerk over the phone is the final word.

I love owner financing. The numbers and terms have to work for the deal, the advantage is you aren't stuck in the institutional box when it comes to terms. You can make the financing fit the needs of both buyer, seller, and what the property can support.

To wholesale, put it under contract and the assign it to another buyer. Where the numbers work and everyone profits.

Invest your time in education and skill before you invest your money into a deal . Read lots of books, take classes, meet like minded positive individuals, avoid negative people, who you spend time will greatly determine your net worth. Get paid to learn working in the industry. Open an IRA account with your earned income & create a habit of saving & investing.
