Buying in a bad area

I recently came across a great deal but in a dodgy area and about 13 miles away. I have two young kids - one in daycare and one just born one month ago. Due to this, I forgo'ed this opportunity. Did I make a good choice?

What is the general consensus?

Perhaps you could have wholesaled it to someone who works that area.
