This, I'm sure, is a complete newbie question, but where does a warranty deed come into play? I've read about what it is and what its purpose is, but when purchasing a property, as an investor, where does it fit into the logistics of the transaction? Is this document something I need to already have drawn up and ready to be signed when I'm sitting at the kitchen table with a seller? Or is it something the title company prepares and has the seller sign on closing or somewhere in between?

If it's something I need to have in hand on the day I strike a deal, is it a promulgated form or is it a custom form I need to have created by my attorney? 

Please advise

@Brian Gibbons Thanks for the follow up. I'll take you up on your offer for a phone chat. I just have some more learning to do before I even know what to ask. I find that to be the biggest challenge is not knowing enough to even know what to ask experts such as yourself. But I'm learning slowly bit by bit!

A local attorney turned me on to the idea of buying sub2 then turning around and selling with owner financing. I understand this can be pretty complicated so I plan to rely on counsel for both sides of the transactions.

After thinking about it, I realized that the more equity the seller has, the more out of pocket money is likely to be needed from me to close the deal, but not enough equity and there is no deal to be had. Therefore, if I want to use the least amount of out of pocket money possible for this strategy there must be a sweet spot for equity. So if I am to advertise via direct mail, can someone give me an idea what equity range I should be targeting?

@Brian Gibbons If I understand you correctly, you are saying that sub2 is the most desirable way to acquire a property for a real estate investor and 2nd best would be a wrap, correct?

I've been doing some reading and learning today and got to wondering: If a seller doesn't go for a subject to deal, would a lease option or perhaps a lease-purchase be the next best thing in order to get the property for a rehab and flip? Please advise.

Would any of you mind sharing what keywords you target for search engine ranking?

I know We Buy Houses <City> is a big one.

What other keywords are worth pursuing?

@James Stevens I definitely agree with a company having a digital presence as a consumer myself I always feel more comfortable the more I can find out about a company. A website is certainly a must and I have one for my current business. I just don't understand how to utilize social media. 

You mentioned "when people are thinking they're dealing with you..." Do you actually deal with clients over facebook? Do they find you on facebook or find you elsewhere then add you there?
