I found a great phone number on Google Voice that will great in advertising. The problem is, as I understand, I will never truly own the number - it will belong to Google. So if Google ever shut down Google Voice, am I at risk of losing a phone number which I branded?

Does anyone have any thoughts on this?

Post: Should I Join Realty Company?

I will soon begin taking classes to get my RE license. I understand that in order to become licensed I will need to "hang my license" with a broker. I'm not quite sure what this entails, but I assume if I join one of the realty companies such as Keller Williams, Remax, Century 21, etc. that they will serve as a broker for my license.

For those investors who got their license solely for investment purposes and not to become an agent, did you also join one of these larger companies or are their smaller brokers?

If the larger companies are the way to go, which company is recommended? I talked to Keller Williams and they said they have a good referral program where agents refer leads to other agents for a percentage of the commission. This might be nice should I be unable to close a deal as an investor because the seller decides to sell retail. I could then make a referral and earn some cash.

Your thoughts?

At least for my first several purchases, I will want an inspector to view the property before I pull the trigger. Can someone recommend a good inspector in the Dallas area?

Post: Sellers Agent Tasks?

I am planning to get my license in order to sell the houses which I flip. I have 0 experience in the real estate world and do don't know what tasks are involved. As I understand there is a difference between a buyers agent and sellers agent and so I guess I'd be the sellers agent.

Can someone tell me what a typical sale looks like for a sellers agent? After listing the property, do I have to show the property to every potential buyer or will their buyers agent do that? Please advise.

I plan to get started at the first of next year. Due to limited funds, I hope to utilize subject to as a primary means of securing properties. I've read many times that it's a complicated transactions with certain risks if done improperly.

I do understand the risk of the due on sell clause. Other than that, can someone please advise me as to what other risks there might be so I can hopefully avoid unnecessary mistakes as I learn?

@Patrick Britton That's good to know. I guess I just assumed that to qualify for a home loan with a decent interest rate required some pretty awesome credit. That was my only reason for even considering FHA

As for income we should be ok. Between my wife and myself we have over 200k a year and plenty of savings. And we will be looking at houses in the $150K ARV range.
