Equity List - What Range Should I Target?
A local attorney turned me on to the idea of buying sub2 then turning around and selling with owner financing. I understand this can be pretty complicated so I plan to rely on counsel for both sides of the transactions.
After thinking about it, I realized that the more equity the seller has, the more out of pocket money is likely to be needed from me to close the deal, but not enough equity and there is no deal to be had. Therefore, if I want to use the least amount of out of pocket money possible for this strategy there must be a sweet spot for equity. So if I am to advertise via direct mail, can someone give me an idea what equity range I should be targeting?
