@Theresa W. has some good advice with the "continued use" situation. That has helped me on a SFR rental that had been rezoned commercial that I wanted to keep SFR.

The short answer to the real estate marketing portion of your questions is Yes. You can go ahead and try to get the ball rolling with rezoning while simutaniouly marketing for sale. Just be sure you disclose the entire situation to potential buyers.

In this case a bad appraisal may work in your favor. Is it a distressed situation? Perhaps a short sale could be worked out with the sellers lender.

Always be sure to hide an extra key somewhere onsite, Inevitably someone will forget to put the keys back in the box the night before something critical needs to happen first thing the next morning.

Track Record are experience are HUGE!  Find someone doing what you want to do and join their team in anyway you can, even if unpaid, the experience and connections you will gain will be INVALUABLE!

When I had no track record and little experience, the only "private investors" I could find were family, and the only reason they invested with me at the time was I had a successful track record in businesses other than real estate.

Once you have demonstrated the ability to make profits and give people / banks back more money than they gave you in a short amount of time it's pretty easy to bring new investors into the mix.

Be careful, you can get REALLY burned on tax sales in SOOOO many ways!   Not sure who came up with this strategy, but it seems High Risk / Low Reward with the complicated time lines and legalities of tax sales. If you happen to purchase a property facing a tax sale, you better pay the back taxes ASAP or you could be paying a PREMIUM to the investor that purchases your tax deed at the auction to clear up your title.

We use them for most of our Appliances and have them install them too. Ferguson has several different price groups depending on your volume so just ask if your getting the best deal possible.

Also check out Randall Lowe Plumbing, their INSTALLED pricing is usually BETTER than buying from Ferguson AND you don't have to worry about getting material to jobsite, theft, and they warranty everything so if a chipped tub shows up at your jobsite it's on them to get it right.

Another HUGE plus to having your plumber supply and warranty the material is say you buy a shower valve over the internet and 6 months after your sell the place it leaks and floods the entire house, think your plumber will accept fault or blame it on the crap shower valve?
