David,

You are correct, Table Lending is a method employed when a loan originator does not have access to the money necessary to make loans and then hold them until it has enough to sell on the secondary market. As a result, the originator forms a relationship with a lender who provides the funds for closing and immediately takes an assignment of the loan. David, however, under regulations of the Department of Housing and Urban Development, table-funded loans must disclose service release premiums—profit received by the originator—on the loan closing settlement statement. Loans sold on the secondary market do not have to make those disclosures. This is huge.

Secondly, I would check with the Real Estate Settlement Procedures Act ("RESPA") and HUD's implementing regulations regarding the state this practice is still accepted.

Gerald, the area is looks promising but the building and more importantly the structural condition looks like a total redo. Check with the city regarding partnering on this property. I'm interested in your 200k estimate. Also, email me at [email protected] and lets talk about your project.

Hi Deadrick - I have a 65% ARV program that will fund up to 100% of purchase and rehab in SC. Email me with your scenario, glad to help.

John, so I'm assuming the buyer bringing nothing to the table? If this is the case let me know and we can do some business.

I agree with Ben, do a couple to show how your model is successful and the money will flow. Regarding funding, get a personal line of credit, I say 100k and that should help you in the beginning.
