Hi Bob & welcome to BP. I own a vacation rental in Driggs (Teton County) and found a lot (spec'd for a duplex condo) that is bank owned. It has the foundation (cement) already done and it's in a nice area. Not sure if you'd be interested in SE Idaho, but let me know and I'll send over the info.

Hi John. I have a concrete crew that does mostly does stamped / colored patios (along w/ std. flatwork) here in the front range. Anyway, this year we did a couple of projects for a guy who is the son-in-law of the president of oakwood homes. he is indirectly involved in the business and is also a denver fireman. i might be able to get you in touch w/ him to see if he has any ideas.

and great to hear about the local flipping market, just as I join here looking to get into it... lol...

While not perfect, you can paste the contents of your docs into google's translate and get pretty close. Maybe then have someone who speaks (and writes) spanish clean it up. Otherwise, I'm sure you can find other spanish agreements, but they'll be different than yours.

Hey Dee. Is this still *on the market*? If so, what's the address? I'd like to google map it. TIA.

Hey Mark. I left you a message earlier. I don't think I'll be able to make it due to the weather. I'm in SE Aurora and we've got about 4" now and it's still coming down. If you do record / video it, please let me know.

Welcome to BP @davidgrisanti ! I've only been here for a couple weeks (after lurking for a while), and there's tons of great info and networking here. Also, if you can swing it, Mark Ferguson is hosting a HUD buying class tonight in greeley. You'll probably need a 4x4 to get there, but it should be interesting as he has a lot of experience w/ foreclosures.

wouldn't a guard dog be less expensive??

or maybe you could get one room w/ lights & blinds, and get a CD of construction noises that repeats all night, like someone is inside installing hardwood floors, etc.

Oh- last thing: Have you setup your "Keyword Alerts" yet? If not - definitely add some. I'd recommend adding "Aurora" so you'll be notified when people talk about your local area.

Welcome Evan!

Thanks Brandon. RE: experience, not so much - other than the 5 houses i've personally owned and my new vacation rental. My family owned apt buildings / complexes (my grandfather built them along w/ hotels, etc. back in the day) and my dad was an attorney who dealt w/ some RE. I enjoyed my first podcast today (Anson from here in Denver) and learned a lot.

My recommendation is to go to as many as you can as quickly as you can. You'll quickly realize, by the depth of the questions asked, who the big players are and which meetups are the ones to not miss.

thanks for the advice Steven. I'll check it out.
