I am looking at duplex that grosses $1,590 per month and the sales price is $103,200. I am looking at approximately $9,540 in annualized expenses using the 50% rule. My monthly mortgage payment would be assuming a 20 year fixed rate loan at 7% with a 20% down payment roughly $640/mo. That brings me to a net positive cash flow for the year of $1,860. Is this a good deal for my first property? If not...this would be one heck of a tax shelter. :mrgreen:

I have also heard from people it will actually help your credit score as long as you stay within the 30-40% utilization factor.

I live in SA as well. I have yet to complete my first deal but I do have some experience in real estate. As a credit analyst and banker in my former life I saw a lot of deals both residential and commercial thrown my way. Lending is only part of this game. There is so much more I have to learn just as you. So, my advice to you would be to read as much as you can on real estate. Learn this business and know it well. There are several real estate investing groups in San Antonio that you would benefit from. Good luck.
