A good first step would be just hinting at the skills you have and offering the for free to local bp members... A couple weeks ago I posted a couple of questions about seo and marketing and at the same time mentioned that I did freelance logo design and would help local guys out at no charge.  I had a few takers... hope that helps.

If it's a cottonwood tree then you've got almost no chance of finding somebody who wants it imo... It's just about the worst firewood and if somebody wants to mill soft wood then they'll just cut down a pine with a 30ft straight trunk.

I don't know much about chinese tallow but some people make bowls out of the wood.... still sounds like it'd be hard to find a buyer.

Still... if you've got more time than money you can call around.  If it were me, knowing that's its extremely unlikely to be marketable, I'd pay somebody to haul it off.

Do you know what kind of tree it is?

With the tree being so close to the houses I can't imagine anyone paying you for the opportunity to cut it down.  Also with it being next to the houses for so long it's probably loaded with nails and other foreign objects which tear up blades.... That's how it is here anyways.   If that tree is an extremely desirable species... maybe.  It looks to be in poor condition and it could be hollow so it may not be worth milling...  For firewood it would need to be a hardwood to be much use for retail, you could definitely burn it yourself or sell it cheap on craigslist... you'd be lucky to earn 5 dollars an hour on the project once it's all sold... if it's not a marketable firewood or milling wood I'm sure the guy you hire would be glad to leave it instead of hauling it off.

If you've got nothing better to do, it wouldn't hurt to figure out the species and send that info with a pic to any local people you can find online who might be interested.  If you don't ask you'll never know.

Yeah the snow will be interesting!  I predict a long first winter lol.

I'm hoping to spend under 250k and I'd like to have at least one unit to be 1000 sq ft 3/2 and I'd like to double the piti with it fully occupied.  Light renovation is ok (paint, countertops, flooring, minor repair work) but I don't want a gut job.  Safe neighborhood is a must.

I just got a job offer in Minneapolis that I'm seriously considering.  I'll be starting in November of this year so I need to get up there and look at some real estate.  I'm looking for a multifamily in a safe neighborhood, the whole building, not just one unit.  The job is in Shakopee so I want to stay within 15 miles or so.  Any takers?  If not do you know anyone?

I would plan on at least the 35% total... More would be safer.

50% rule

If you havent heard of this guideline check out the link above and search for the term in the search bar.  The 2% rule is also a good search.  Not everyone uses these but they can be helpful.  These will only tell you if the property is worth a closer look.  For the numbers you are asking for... most people will have a difficult time providing an average because everyone structures there business differently and every unit is obviously very different.  The rules are a nice way to weed through properties... You only have to spend time digging deeper on properties that have the potential for working.

Sorry if that's not what you were looking for but I hope it helps.  I wasn't sure whether I should even mention those because they are frequently discussed... but you never know.

I like Nrh and Keller too.  Nothing wrong with heb and I think anyone getting the right price in a good neighborhood in those areas is going to do well.  I wouldn't rule out older low crime bedroom communities with decent commutes that are lower cost and still meet cash flow criteria.  I don't see white settlement as having an employment issue.  Its near some large companies and some industrial and manufacturing.  Downtown fw is about 15min w/out traffic.  Could be a solid option for the right landlord.

 I was looking at crime data for the past few months and I was shocked to see that white settlement had a lower crime rate than Hurst, Euless, or Bedford (mid cities areas that I consider to be better than white settlement).  They also have a naval air station so there would be some quality tenents nearby.  White settkement is a small older suburb just west of fort worth below lake worth.

On the mls i saw listings below 80k that looked like they could be rented at 700-900.  Find a wholesaler working down there and you could beat that 80k...
