Looking for some insight into this as well. Only I’m in CA and rents are probably gonna be around $1500

Thanks for your insight. It is greatly appreciated. What do you mean exactly when you say run the numbers on the new primary to see what you are losing. Forgive me this is still all new to me. And I would love to do a multi family but there aren’t a lot of multi families in our area besides apartments and with a wife and two kids I’m just not sure how I feel about house hacking.

My name is Tyler Groom and I live in Visalia, CA. I have always loved real estate but always thought that I needed a bunch of cash to get started in Real Estate Investing. After reading Brandon's books and listening to podcasts and youtube videos I am more eager than ever to get started. I purchased my primary residence with my wife when I was 25 years old and have it on a 15 year mortgage at 3%. I feel like the central valley has some opportunity for some cash flow properties, but I haven't found one since I started looking like a month ago. Part of what I love about real estate investing is the hunt for the properties and analyzing the numbers to see what will work. At this point I am debating whether I want to purchase a small multi-family or a single family to rent or the alternative is to buy a new primary residence and rent out our current residence, but with a one month old baby, a four year and a wife the thought of moving is a little overwhelming right now, so the jury is still out on what I want to do. I just met a local lender who also is an investor and have started the process of getting pre-approved for either a new home for us or an investment property. I look forward to learning from everyone on here and making lots of new friends and mentors. Thanks for creating this amazing site.

Looking forward to learning about this as well. Also concerned about taxes, tax filing stuff with doing investment properties out of state.
