Newbie in Central California, near Fresno.

Newish member here. I'm 100% one of those read everything plan it out kind of people and not so much a reach out blindly. Im pretty certain my type A personality holds me back more often than not. I've been a BP member for a couple months now and Im now working on making connections. I'm 38 and have been married for 5 years. We have an 11 month old daughter. Im currently living in the Central Valley, near-ish Fresno. Tulare County.   I moved here with my husband 5 years ago, from the East Bay. Its been quite a change. I'm passionate about all things Real Estate & Construction, and have been for as long as I can remember. I've worked at a RealEstate company, a Lumber Store, a Moulding Company, and as an independent finish carpenter. I went to school for Interior Design. 

Since having my daughter, I've realized I don't want to work for anyone else. Just before finding out I was pregnant I purchased all the study material for my RE license, not because I wanted to help people..which probably sounds horrible, but because I really really appreciate and enjoy looking at houses and judging them. (I've had a glass or two of wine, so honesty just happening) okay 3. 

My best friends Husband introduced me to the BP podcast and community and I've been hooked since. (November? 2017)

We've since decided to pursue a partnership and hope to become full time REI.

Our Game Plan 

Well, originally I worked out a very detailed business plan, only to start reading @Scott Trench's guide to REI and now back to following this amazing book step by step.

We've spoken to a couple lenders and know that if we need to go the HML route $$ is not going to be an issue. The only issue we've found is that these lenders have specifically said that we would need a house that only needs new carpet, paint and tlc. We'd like more of a project than that.

We're currently pulling together cash. If the right house came along, in our area, I think we could make it happen. At least the purchase price. 

We'd like to Fix & Flip two houses and then BRRRR a multi-family over and over....Hopefully putting the sweat equity into the first year or two, and then getting it down to a smooth running business. Possibly purchasing our buy and hold out of state. (@Greg Green - Long distance Real Estate, I've yet to purchase, but Im coming for you!)

@Jill DeWit Thank you! I've actually read several of your post and found them very helpful...then I noticed your kind of a rockstar when it comes to posting! Well I appreciate you reaching out to me and the advice! I met with a local real estate investor today (who was beyond gracious and helpful @Franklin Romine) and couldn't agree with you more. Bigger Pockets is by far one of the best real estate investing sites on the internet! I appreciate you sharing what has helped you & how important it is to put yourself out there! I learned today that reaching out is one of my weakness and am going to start working on being more outgoing and forward!
