HI @Jen Nguyen I was in the same boat as you, never really wanted to be an agent but just figured I would get the license. I can tell you that what @Christopher Phillips says is true, it starts to feel like a very unnecessary cost to maintain it if you're not actively using it. 


I know some investors are able to utilize their license to save themselves money, but unless that's your plan I don't know how useful it is. 


Oh and as far as the knowledge and education goes, the main thing that I learned while studying for the test...was how to pass the test. A few interesting tidbits here and there but it is definitely not geared towards investors. 
The investing education available here on BP and in good books will give you all the preparation you need in my opinion.

Can't wait!

What do you guys think about the new updated technology products for multi-family access control? As apartment owners (or property managers), do you see the value in updating the communities with easier-to-use digital entry systems?

Video chat from kiosk, mobile app entry, and remote access seem to be features that would add value to the residents. 

Time-stamped photos, detailed entry tracking, and communication portals seem like aspects that would make management more efficient and effective on the administrative backend. 

I'd love to hear your thoughts about when you would implement this kind of technology and where you think the value lies.

@Stephen Kunen I work with a company called Invictus that has a great keyless entry digital access system for multi-family properties that includes a security feature that captures a picture every time someone enters your community's gate.

Hi @Olga Teslenko,

One area for rentals that I think is way behind the times technologically is multi-family community access. Most communities are still using silver callboxes, with 1970's era tech. There's a company called Invictus (InvictusManagement.net) that provides a digital access system for residents to be able to enter their communities keylessly, by using their mobile app. Since it's all digital, the owner/manager can track who is entering the community, and can even see their picture. And since there's no gate keys or fobs, it can decrease costs for management.

Great resources for allowing limited access to specific people, as well as capturing a photo of who is entering the property each time.
