@Kenny Dahill check out Invictus for multi-family communities. It's a digital access system that allows keyless (and remote) entry for residents, but the admin backend is awesome as well. Community announcements through the app, security photos of everyone entering the building, etc.

For multi-family property owners, Invictus. It's a keyless digital access system for communities where residents can remotely open the various entry points, and management can keep track of who is entering the property (not to mention it eliminates the cost and headache of having to deal with gate keys and fobs!). Great overall system with a ton of features and integrations.

Hi Eric, 

As far as real estate specific tech, take a look at Invictus -  InvictusManagement.net 

They provide digital access control for multi-family properties, including keyless entry from mobile app, remote entry, video chatting, temporary access codes, etc. Makes for a great experience for the residents, and more efficiency for the owner/management. It adds another layer of security, and it's also much easier when dealing with resident turnover, instead of having to chase down keys and fobs or spend the money to get them remade all the time.

One of my biggest concerns is the logistics of the business, such as keeping proper records, taxes, etc. Basically making sure I don't do anything illegal :)

Hi there,
I am a new investor currently living in Los Angeles county. I am 24 years old with a college degree, and I have been researching and reading about real estate investing for a few years now. I have tried a couple different ways to get into it, but have not had much success yet. Recently I have been enjoying reading the posts here on BP, and I've been learning a ton.
I am interested in buy and hold, with SFH and/or smaller multi-family properties, with rental or lease option as an exit strategy. There are a lot of different strategies that I've learned about, but these are the ones that have caught my eye the most.
As the title says, I am currently in LA, but I am at a point in my life where I can pretty much go anywhere and do anything. I am finishing up my current job in a few months, so I am figuring out the best way to pursue my real estate investing goals from here. I would love to learn from a successful investor, wherever that might be. I really just want to jump in and learn about turning the possibilities into reality.
Anyway, that's a bit about me. I would love any advice/wisdom that anyone would like to share specific to my situation, and I will continue to browse the information here on BP and keep learning and connecting.
