We have 12 cash flowing properties in Ohio; a mix of duplexes, triplexes and single families.  They are all rented out.

I am looking to sell my shares in the company.

Does anyone know where to start looking for help with this?

My partner has currently invested 205k total out of pocket. 

We currently have a non recourse refinance portfolio loan together that includes 9 properties, 1 is mine outright, the rest are shared. Half are C class units that are multi units with high turnover and problems. We bought 3 more solid SFH with the non recourse refi for 200K and zillow says they are worth 318K now. My cashflow is roughly about 32-35K per year for the properties and his about 29-32K as I have one more property (hard to gauge b/c of the turnovers and issues). Zillow says all of the properties are worth about 1.1 million.

We have discussed selling the 3 new SFH and splitting profits. Then he will buy me out of the remaining 9 for 160K. Selling the portfolio would cause about 100k in prepayment so they are off the table for 10 years. I would take most of that money to buy solid SFH, take about a 10K hit in cashflow for myself. But maybe a little less b/c the properties are more solid and easy to manage.

Or I could stay with him and continue to refi with our current houses and keep taking out larger portfolio loans.  Or I could do the same on a smaller scale myself with more solid units and not have a partner to split with.

Any guidance helps.  

I want to start flipping houses in a second market.  I can really choose anywhere which is making it hard.

I want to be somewhere warm and profitable. Hopefully fun too.

Which market would you pick from a cash flow and growth perspective?
