 An art and culture infused boxing gym--that is unique.

Boxers tend to come from the rougher end of life, but you seek another crowd than this, what about a mall--do people still go to malls, I have not been to one in over 10 years.

Have you givin any thought about reworking it into a membership spa, with rub downs, heated rocks, aromatherepy, etc... and try todraw the financialy better off couples crowd, weight loss, dieting, extras like that???

You have intrigued me.

What is your vision for this gym--because I think that could possibly matter in location.

Big gym, small gym, boutique gym, ladies only gym, strongman gym, powerlifter gym, Starting Strength gym, sports assist gym (???)

Hammer Strength, or off branded equipment, or no equipment and just cold hard Lifting Iron (???)

Steam room, lifting competitions, power racks, chalk, squat shoes required (???)

Smoothie bar, staffed, unstaffed (???)

Locker rooms, hot tubs, Massage personnel (???)

Price point, everyone and their sister, or exclusionary (??)

Hangout for big tough looking dudes, or grandma's who want to tone up (???)

Pioloties, baby care, branded clothing (???)

@Terry Landon  Not sure what your end game is but not all foot traffic is the same. Some of the places on @Liam Maher list have foot traffic due to high student populations like state college. Pa and College Park MD while for others may be for other reasons. If you are looking for walkable communities what real estate are you looking for?
