If you could flip in any market, which would you pick and why?

I want to start flipping houses in a second market.  I can really choose anywhere which is making it hard.

I want to be somewhere warm and profitable. Hopefully fun too.

Which market would you pick from a cash flow and growth perspective?

You can literally flip a house in any market. Over the years, I have flipped houses in 25 different states. Pick someplace warm and go find a deal
