I am confused by your question since the listing agent is the one who pays the buyers agent. If you are the buyer, you have nothing to negotiate, but if you turn around to sell, that's when you can ask for a slight reduction in commission...however, I explain it like this when I list a house: I use 6 $1 bills and say these 6 represent the commission you will pay. 3 goes to the buying agent and if I don't offer 3, you will get fewer showings and less opportunity to sell. Out of the 3 I keep, 1 goes to my company, 1 goes to marketing YOUR house and the expense associated with that and the last dollar I rip in half and say, 1/2 goes to Uncle Sam and the other half is what I take home and feed my family with. Now if you want me to cut my commission, which dollar would you like me to remove from the equation? Haha. So many people think agents make a lot of money, but we don't. If you are the buyer, sit back and let the seller pay your agent's commission. If you are the seller, think about what it's worth for you to sell your property and how hard you want your agent to work.

Hi Marla! I'm a realtor/investor here in Winston and my rental is 4 miles from WFU. That being said, a house just sold in a very nice area on Polo Rd that was the same deal. A mother bought it for daughter attending WFU and was going to keep it for daughter but dd fell in love and moved to GA haha. I know some good areas and some not so great areas around WFU. Read each question all the way through 2 or 3 times before answering. Be very careful to find what they are asking, ie. all are true EXCEPT, which of these is TRUE, which of these is FALSE. Sounds simple, but I got caught a few times in my practice tests answering the wrong way. Read the section in the back of the book called "commission law" or something like that. Every state question came from here I think. Good luck!

Thank you for your service! I say go for it! Isn recently licensed in NC and I LOVE it! It's not as expensive as you are hearing if you affiliate with the right firm. If you are doing part-time, then there are some expenses you can skip all together. 10 weeks is not long to start a whole new career and I can tell you what firm I would suggest for a new, part-time agent.
