Being a realtor in NC, I'm very familiar with the DD fee. The DD is not required to have your inspection period and I never have investors pay them. They are generally used in the higher priced, retail purchase as a sign that you are serious and to compensate buyer for removing property from market while you check it out and get funding together. You can change your mind during the DD period for any or no reason and seller keeps DD. If you buy it, it is credited to you at closing. 

Generally, with investment props, it's not necessary to take it off market as long and you probably don't want to risk losing DD $ if a major issue is found, but you still get the inspection period in most cases, just not as long as when there is a loan involved and it's a cash purchase as in a distressed prop.

I really need to know what a smart investor would do if he was given $5 million to invest by someone who is just getting started in REI and has no clue what his strategy is. Would you suggest a diversified portfolio with buy and holds (including MFRs), flips for immediate wealth-building or even some commercial? I'm a realtor in Winston Salem and surrounding area Help!

I got my pre-license class through Triangle Institute of Real Estate based in Raleigh. It is only $395 including the text book and the supplemental study materials are phenomenal, including a math workbook and other online forums and videos for learning. 

They run a 10 week class, 4-hours per class, 2 days or evenings a week.
