Are these white shaker cabinets? I’m typically 30% percent less than American Woodmark so I think you can do better.

White is very popular and more importantly white is acceptable to many. I sell cabinets wholesale to flippers, rental investors and contractors and most of them prefer white because it appeals to so many.

What I have often seen on offers on my properties are “seller concessions”. You offer $239k and then ask for $10,000 at closing. They still end up with $229k, and you have the money to cover costs.

I have a friend who bought a house for $1. He wrote a deposit check for 50 cents. He closed on it, and then had it under contract to a buyer later that day for $15k. That being said, $1,000 is pretty typical and you should find a way to be able to do that.

That seems about $1,000 more than I would typically pay, but not crazy high. $1.50/ sf of floor area, plus garage (400 sf), plus cabinets which are a lot of work to paint properly.

I heard someone say that your network is your net worth and I think that’s valuable advice. I have made valuable connections at the Local REI group, the chamber of commerce, Rotary, my hockey team, on bigger pockets, those I have hired to work on my projects, local material suppliers, realtors I have met by being involved in a deal with them, partners in other businesses, and many other ways. Here is what works: develop a genuine relationship with someone and find ways to help them or work with them. Here is what doesn’t work: Go to a “networking” event and meet a bunch of people briefly and never follow up or find a way to work with them.

Fabuwood makes great cabinets, but I recommend buying them fully assembled from the factory. It’s only a 10 percent savings to assemble them yourself. I am a retailer of Fabuwood and a few other brands. Please contact me if you are considering an order, I can pass along great savings and they can be shipped anywhere.

In addition to flipping houses myself I also have a cabinet dealership and provide cabinets to other flippers. Generally most flippers spend between $2,000 - $4,000 depending on the size of the kitchen. The cabinets that we sell for house flips are typically white or gray painted shaker doors. For average priced houses there is really no reason to spend more than that.

I have purchased about 10 houses that I have flipped. I have gotten zero inspections. One reason for this is that I’m a licensed architect. Furthermore, I typically buy properties that need significant work, so I can make some assumptions. If you are planning to replace the HVAC, it doesn’t really matter the condition. That being said, you should probably have it inspected. Otherwise there may be a surprise or two you weren’t planning to deal with.
