Thanks for your insights! As someone who has flipped a few houses I appreciate the perspective. When you mention Facebook, are these deals that were advertised on Facebook or responses to your ads? Do you advertise on Facebook?

I'm not willing to part with mine, but I will say that after reading the two books (book on flipping and book on estimating), They were a great investment.

I suggest "Revere Pewter" by Benjamin Moore. I like that the color has an almost chameleon quality and will look warmer or cooler depending on what is around it. For sheen, I typically use flat for flips. That helps hide any imperfections. The walls will be impossible to clean though, so an eggshell might be better for a hold property. Trim should always be a step glossier, so satin is perfect. Semi gloss is a bit too shiny for my taste.

For selling: in areas that have radiators it won't affect the price a lot versus other heat sources. When you are selecting a house to renovate, I consider radiators a disadvantage and forced air an advantage because the cost to repair is much less. Also, I have dealt with frozen heating pipes and that can be a very expensive repair. If you are putting in central air, I suggest eliminating the boiler and radiators and providing a furnace. I actually just got an estimate and the cost of ductwork and a/c was $6,400. To add a high eff furnace was only an extra $500. I think eliminating the obtrusive radiators and having a brand new, efficient heating system is worth that small amount.

I thought it would be needed on a house with really bad driveway. We listed the house and had lots of feedback, the driveway was never mentioned. It was under contract within a couple of weeks and the driveway didn't affect the price so I'm glad I saved the 3k.

You sound like you are really great at your job. If I owned the company, I would applaud your efforts. But...you work for a corporate entity. You really can't support layers of management unless they can make themselves appear useful. I'm sure that the specific day they chose to run the special was precisely calculated. It may have taken months to arrive at the exact moment to begin. Maybe they even engaged a consultant to help determine the date. Or a committee. Perhaps even a committee of consultants.

I am aware that is the conventional wisdom. But the HOA plus taxes are about equal to taxes on a similarly priced single family house.

I loved the statement about bribing him with a puppy so that you can live in house hack renovation, all when your child is about to arrive. It totally reminds me of how naive I was to the demands of having a child. You may want to revaluate any large changes until after your life completely changes.
