Tenant stopped paying rent. Posted the Notice of Right to Cure and Termination Notice on Sept 4. Of course, no response. 

So I need to file the Statement of Claim, and have questions about the form and process.

Do I complete the form, have it served to the tenant by personal service, then file it with the court?  I believe that is the fastest way and easiest way to get a judgment too, correct?

Will be listing a tenant occupied duplex in Jefferson county soon. We have never listed a rental for sale before so I have limited experience with that. We bought them as foreclosures.  

I have a realtor that will list it, but want to be sure I double check that the listing has what it should. 

I am thinking we need to provide how much we pay in property taxes and insurance. Do I need to provide how much we set aside for repairs each month? 

Do we need to list the appliances and window treatments in each unit?  How much in monthly rents we receive in total?  

What is your strategy in having the units viewed with tenants?  Offer a rebate each month for allowing showings? 

Any advice you can offer would be appreciated.  Thanks!

Ask the existing owner for a copy of the lease of all the other tenants.  

The existing lease is a legal binding contract.  You cannot really do much until you know what legally is going on.

I would not close without a copy of all active leases.

So, we have a strict no smoking policy.   Pot is highly illegal in Alabama.

I need to talk to our long-term tenant who is smoking pot, (allegedly) but would like to not lose her as a tenant if she will stop.


Any  advice on the convo with her?   The newer tenants are clean and great tenants too.  So I don’t think they are making this up.

WE provide an apartment-size washer and dryer in our apartments because they are on a septic and we want to control how much waste water is going into The septic tank & field.  

We have a not-pleasant tenant who remove them and installed his own full-size set, then put ours in the garage and put his own lock on the door.  We no longer have access to the garage because of his own lock being on the door.  He says our washer and dryer are in there, but I cannot confirm that. 

We tried to talk to him about these things but he turned on a leaf blower while we were trying to talk to him and walked away saying we were too picky. 

This tenant has been a pain to work with all along and has 6 months left on his lease.

Can we serve a notice to quit for locking us out of our garage?   Or is there a different form?
