Thank you. Yeah, we have the printout and we will be asking him about it.  We have checked every sex registry we can find.  He doesn't appear on any of them.  This should be interesting.

n Alabama.. I have a potential tenant and did my due diligence,  ran this potential tenant through rentprep.com for a tenant screening.  Shows credit, ok, shows judgments, payment history and says NO convictions.

For kicks and giggles, I googled him a few minutes ago and BAM, he was charged  with sexual misconduct with a minor child in March 2018.  He did go through a divorce a year ago.  He mentioned to me that it wasn't pleasant.

The online screening service did not show any convictions.  So now I'm torn on what I should do. We are suppose to sign a lease tomorrow morning at 10:30am.

He has not seen the lease yet, can I add something to the agreement that felony convictions during the lease agreement are cause to terminate the lease?  Is that legal?  

I fully realize this could have been a vindictive wife who filed charges that were bogus...but I don't know that.  It is too late to call the county to get information.

What advice do you have?  I sure as hell wish I had googled his name before today....

Ok.  I get it.  It is a judgment against her for payment of the $8K.  I am assuming this could be rent not being paid  back in 2013.  Ugh.  I seem to have worse luck this time getting a decent tenant....

I am pretty private about giving out my phone number, but just received a call from York, AL (I live in Alabama) From someone who wants to buy one of our properties. I don't know which property or his name because the beginning of the message has no sound. I am debating whether to call him back and ask him how he got my number. How do the rest of you handle these kinds of calls? I am a little surprised to get this call... definitely some kind of "I buy houses" person based on the message. "I'll pay cash no matter what condition of the house...you can move out whenever you want....."

For out of state owners using PM. How does your PM handle a tenant who breaks a lease early and in accordance of the lease, now loses the deposit he/she made who leaves the house dirty, broken blinds, cracked window, etc So there are issues that normally would come out of the deposit to fix?

I would like to know what your property manager did about this situation. Did they inspect the house, list the repairs and estimates to fix? 

Did they send the deposit and ignore the repairs which means they show up on the move in report of the next tenant?

Something else?

Investor here.  I use Zillow often.  I like the feature that shows you sales history, but of course know to check the county records too.  I really wish one of these sites gave you the Health department report for the Well and Septic information.   I also like that I can link the Zillow estimates to my Mint.com report.  Is it accurate?  No of course not, but it is within an acceptable ballpark idea.   So I can see my net worth easily knowing it isn't 100% accurate.

I once had a potential tenant call about an empty unit.  She asks "What kind of people do you rent to?"  Me: "The kind who pay their rent on time...."  Not sure what she was fishing for, but I wasn't biting.
