Hi Miles,

Thanks for the shoutout. If you go to the calculators on this site you should get a good start with analyzing deals. Furthermore, there are plenty of excel sheets made by members available for download. A good exercise that I did was to look at different analysis measures and make my own excel sheet. That allowed me to understand what goes into everything. There are some good starting out articles on this site that you should dig into.

Hey @Nate Sanow,

I would think that either option is doable, but make sure that you both draft a very good contact and agreement. Make sure that you know responsiblities and make obligations very defined. Then have it drawn up legally. Just to avoid any personal problems between you and your brother.

How specifically to finance the deal would depend on your own personal situation. You could fund yourself or you could find other people's money. If this is your first one you will need to tap your network to find another investor. You could also go hard money, but just make sure you find rock solid deal with plenty of room since the first one will potentially be hard to estimate rehab costs.

Hey @Jacob Younger,

I think the first step would be to research what kind of investing you would like to start with. Bigger pockets has a great getting started article that I absolutely recommend. 

Then start drafting a business plan to give you some direction, set goals, and develop strategies. While doing this continue reading, listening, and educating yourself. Start networking with investors in your area and once you have some direction start analyzing deals and get moving! At first I would make sure to work with a mentor or experienced agent. They will help you on your journey and help you answer the millions of questions you have during your first deal. 

Most of all though, just analyze deal and pull the trigger when you find a good one. The best learning comes from doing.
