@Jon Huber So se what it is aloud as is as well as what the town would allow in that area today?

I was talking with a seller about a 4/2 muti-family. It had an unusual breakdown.  the 1st/2nd floor is one unit  (3/1) the 2nd unit is a 1/1 in the basement kinda. Have not walked the property yet. I don't want to go out if it in not officially a 2 unit. 

So a a short story to a shorter question, "How to verify that a property is a Muti-family?" I think i would be ether the tax assessors, or building department?

I'm out of Massachusetts

I would say completely moving to note buying. Could be tax leans or mortgages notes and having a mangier run the buying of new notes with the proceeds of currant assets.

I guess the question that I ask is at what time in your RE career do you start selling off real property for notes and at what rate. So do it over 2 years?, 5 years?, 10 years? So times like you better time the market right. and 10 years seems too long. 

I think if you know you want to retire in the next 5 years you should consider this a viable strategy. For this reason I keep up to-date on my note education. 

That's just my take.

Western Mass has active investors but still doesn't have a place that's located near us. I have noticed more local investors starting up. This may be a great opportunity.

Lets figure this out!
