Let everyone in that neighborhood know it's for sale and they have a chance to pick their neighbors. IT will also let you make a first contact. 

After you have sold they property go back top everyone you talked to and let them know how much it sold for than ask them if they have ever considered selling their property    3

@Michael Baradell  I would recommend you use the Buy & Hold calculator right on bigger pockets. with it only being 7 years old you could use the 50% rule for expenses. Fill it out what is you cash on cash, does it hit the 2% rule? How much monthly cash flow?

Is one of these how you base if it's a deal or not, or do you use another?

Sticher on both IOS and Android has a listen-to later option and will save that onto your phone. it deletes them after you have listened to them.

@Johann Jells I would think putting you money in to notes, doing some private lending of your own or with all the upstart REI funds you could put your money there.

Lots of real estate options that are very inactive but still great options for cash heavy (great problem to have =) ) Investors.

No interest Credit Cards would work well, I have used them for building materials. 

But keep in mind that if your are using creative ways to cover monthly fees you are in a position where holding it for 1-3 more months than you have planed and even a good deal can go bad very quick.

The cash goes back to the IRA. Make sure you have a clear trail showing that as well. The deal is you don't have to pay taxes on any of the RE profits till you start taking it out.

I try to think of the IRA as it's on independent LLC.

Using your IRA is a great way to get in to real estate! make sure to talk with tax professionals who already have experience in real estate though an IRA!
