Hi BP,

I am in the first stage of investing which is choosing a location to invest in. I am looking at cities within an hour drive of my home in Oxford, OH.I'll be looking for lower priced single family homes that need some TLC.

A lot of the beginner books talk about local markets but they're not very specific on actionable steps in the research department. I'd like to know what methods you use to determine whether or not an area is worth investing in.

I'm going to go with the shed. I'm currently living at the property and realize that the small house really needs the extra storage. Plus, I may retain it for personal use when the day comes that I turn the property into a rental.

I live in Oxford, OH but Cincinnati seems one of the better markets to learn about. I've run the numbers on Oxford and it seems like investors have flooded this market and driven prices up too high, plus the university keeps building new housing.

Regardless, I'd love to meet up - same as @Jered Sturm just to chat with everything about something we mutually love. Unfortunately, I'll be in Chicago this Friday but please keep me in the loop on future meetings!

Hi BP,

I am considering having a wooden shed built in the backyard of a two bedroom house. The house currently has an 8x10 wooden shed with a leaky roof and ugly design placed in the center of the yard. I could repair the old shed and leave it, but I'm considering donating the old shed and having a nice 10x12 shed built in the back corner of the yard ($1750) instead.

The house is 940 square feet and the yard is 50 x 35. Do think this is a wise investment that could lead to a higher asking price on the home and possibly a higher rent? Has anyone here had experience with building, buying, moving, or repairing sheds?

Hi BP,

I've recently met with a local real estate investor and have the opportunity to speak with a couple more. I'm just wondering what kind of questions I should ask them. It's a neat yet an odd experience for me to meet with a stranger just to talk about something we are mutually passionate about. I want to make the most of the experience without crossing any boundaries. Also, how might I show appreciation for their time? Is buying lunch enough or would that seem cheesy?

Hi all,

I just wanted to post a picture of the final product! I think the subway tile was a good neutral fit for our bath and is a huge upgrade over the canary 4x4 we had.

I would recommend anyone attempting to do this project themselves to consider using the large 12x12 tiles for easier installation. These 3 inch tall tiles required 4 times as many cuts on the wet saw as a 12 inch tile would have and were a bit tedious to lay for a first timer like myself.

All in all, we love the shower and I'm glad I know how to tile now.

Thanks Sylvia, that is my thought as well! However, my wife has her own opinion. :/
