Hi BP,

I'm looking to network with anyone investing in the West Clermont Local School District. The area looks interesting to me and I would love any insight from those of you who are already there.

My strategy is to purchase $55,000 homes after rehab and closing cost that rent for $750+ and cash flow $200 a month. I'm wondering which neighborhoods have the best tenant quality and lowest vacancy rates.

Amelia, Summerside, Hamlet, Summerside Estes, Withamsville, Batavia, etc.

I'm also looking for recommendations on team members: wholesalers, agents, contractors, handymen, property managers, etc.

This is the beginning of what hopefully becomes an enjoyable journey for me so if you know of any other local areas that compete with West Clermont Local School District and meet my cash flow strategy please let me know. I like the age of the homes, the school district is good, population looks sound, crime rate isn't bad, etc.

Hi BP,

I was listening to the podcast with Karen Rittenhouse and she mentioned a strategy for getting seller's to agree to a subject-to.

I am wondering how a contract could be written so that if the home did face the "due on sale clause" the seller could be protected. If foreclosed on, would I be right in assuming the investor would give the house back to the seller and lose the payment they originally made?

Hi BP,

Does anyone know if there is a webpage that summarizes all of the famous four answers from investors on the BP podcast? For example, I think it would be really insightful to have a quick snapshot at what all of the investors have answered for, "What do you think sets apart successful real estate investors?". Plus, it would be an easy way to prioritize which books to read.

  • What is your favorite real estate book ?
  • What is your favorite business book ?
  • What do you think sets apart successful real estate investors and the ones who come and disappear?
  • What's your hobby ?

If it doesn't exist, "Hey Brandon Turner, I have an IDEA!". :D

@Tim G. That's a really good point and explains the difficulty I've been having. I'd identify Middletown and Hamilton as C neighborhoods. I think Monroe is a little better, but what do you make of Winton Woods? I've seen a few decent properties in that area and have been to their campgrounds, but don't know much more than that.

@Cody Brownfield Mason really does seem to be the wave of the future (love the community center) and yeah I was thinking more public. My theory is that all potential renters could send their kids to the public school and in a good school district is where most people want to live. Not being familiar with the Cincinnati areas, would you have any advice on hot spots in Cincy or how I might start to learn more about it?

Since everyone in this post is from the Southwest, OH area... I'd love to ask, have you guys found any cities in particular to be investor friendly? 

I've been looking for a 4-plex in a good school district, so that I can live in one of the units and still get the 3.5% down FHA loan.

@Paul Timmins Thanks Paul! When you say per category per unit, do you mean categories like maintenance, insurance, taxes, etc?

I really like the idea of utilizing property management companies. My problem is that I haven't narrowed it down to a city yet. Being in Southwest, OH there are several cities Cincinnati through Dayton that have potential and I'm just not sure how to size them up against each other.
