Post: A fixer upper? or avoid??

Hey Guys!!

So I'm new to the REI game and I'm looking for my first property. I was originally going to seek out a property that would permit house hacking, however, my debt to loan ratio isn't great because all of my student loans so the lender qualified me for something lower than expected.

That being said, I am changing direction and thinking about seeking out a property that needs a lot of fixing up so I can buy low and use it as an AIRBNB until I can leverage something better. I would use additional funding from the loan offer to fund the rehab.

I wondering if I can get some feedback on this idea, is this a good re-direction? I never was intending to go the fixer upper route but things change. I also really didn't like the idea of an Airbnb because it seems like a shot in the dark every month if I'll get a reasonable amount of cash flow.

Seeking tips and advice.

Thanks,

Taylor

Hello,

I am on the hunt for my first investment property and am seeking to house hack. There are some great properties in the area but they are not listed for sale so I'd like to try direct mail and see if anything comes of it.

This is my first time writing these letters, so I am a bit lost. Does anyone have tips or suggestions?

Let me know.

Thanks,

Taylor

This post is more so an update so I can look back and see how I was doing when I first started pursuing REI. This post is also for those who may be struggling and need a little love today.

I have found a lender and real estate agent. I am also looking for other team members including a handyman, CPA, broker, and attorney. While moving in the right direction I have been researching, reading books like Rich Dad, Poor Dad by Robert Kiyosaki, and Rental Property Investing by Brandon Turner. I hope to come up with a solidified plan within a month of how to achieve my 2-year goal.

On a more personal note, I have been reflecting on everything that's going on, and well.. here it is...

If someone had told me that in two years' time I would be completing my masters, be offered my dream job, live openly as a transgender man, and finally make steps towards a long-time interest in real estate investing, I would have laughed in their face. I was lost, confused, and angry at everything and at everyone. I was struggling with depression, anxiety, and undiagnosed ADHD. At times things felt hopeless, that I offered nothing to this world and I never would. I struggled to get out of bed, go to class, or even speak to my roommates.

Anyone who reads this and is thinking that things can not get better and that there is no hope, I get it. I was there. I am living proof that with determination, hope, and constant work, the ability to move, mentally emotionally, physically, and professionally, in a positive direction can be done. Keep going, keep trucking and keep doing the damn thing, because that life you want is not out of reach. You are here for a reason, you are loved, your life matters and most importantly you are not alone.

These past two years have been life-altering and as one chapter ends and another one begins, I cannot wait to see where I am going to be in another two short years. I hope those with who this post resonates know that in two years a lot can happen, don't give up, there is a bright future waiting for you, go get it.

Here's to me and here's to my future.

It's a great idea! You should find some local contractors and ask rough costs and the city/permitting. If you put in an offer on the property, you can then have a contractor go in during the inspection period and give you a bid. From there you can assess if the cost is worth it.

That's a great Idea. Thank you for the tip!

 Brandon,

That certainly is something I am looking for, thank you for the kind words and the tip!

I am looking into the same thing. From my understanding one strategy is no better than another, it is more so what is best for YOU. However, I am new to this too so also look at what other people are saying.

Hello,

I am looking to obtain my first rental property and would like to live on the property with the renters. Ideally, I would like to convert this two-level structure in the backyard into a one-bedroom apt with a loft. I would live there and the renters would obviously rent the single-family home out

I know it's possible, but is it smart? I would have to run water and electricity to this structure, it also needs insulation and drywall installed. Lots of work for a small space.

Need help.
