Direct Mail - Need Tips - Newbie Investor

Hello,

I am on the hunt for my first investment property and am seeking to house hack. There are some great properties in the area but they are not listed for sale so I'd like to try direct mail and see if anything comes of it. 

This is my first time writing these letters, so I am a bit lost. Does anyone have tips or suggestions?
