@Cedric Stout I agree with everyone else but I will add that you need systems in place to handle calls and leads while you are working. It would suck to spend all kinds of hard earned cash on marketing and not be able to even touch the leads. Preparation is key!

I use podio. There are wholesaling apps you can download within podio that has all the needs tools. Joe McCall also sells a program where he sets the whole system up for you from scratch. Not sure of the costs. Thanks!

Still go with the 70% to 75% rule. Your repairs just would only be minimal but you still need to make your assignment fee and present a great deal to your buyer.

I'm listening to the 4 hour work week by Tim Ferriss and I love this book!! I've heard about it before and but once you get into the content its amazing! Have you guys read it? Thanks

Congrats on taking action! I would say rent the best unit out and live in the other unit. You can get higher rents every month and it's easier to rent when you have a tenant leave. If your truly house hacking this would be only temporary anyway before you moved into you next hack. If you already have tenants who have been there 5 years give them the option of signing a long term lease and collet a deposit just like you would from a brand new tenant. If you want to remain friends with the people you already know......don't rent to them. It really messes up good relationships. Also, if you haven't already set up an LLC and have the tenants pay that directly. Run it like a business from day one. Hope this helps
