I know it can be a little intimidating to invest outside of your own back yard, but when you live in a high cost market like HI and you want cash flow, you're really left with no choice. I live in CA myself so I know the problem. I wrote a report on how to invest out of state. I'll be happy to share it with you if you want.

Bunch of people have tattoos with high income and they are very reliable tenants. I truly believe that is not an indicator to choose ur candidates from.
