Hello, dear BiggerPockets :

I have a situation here - I graduated from UCLA last year and will be getting my MBS degree this year to work at pharm/biotech industry.I will be working as well during getting my Masters but obviously, its won't is a high income.

I did post before that I do also have some investments and I am working right now at REI company as well - trying to learn as much as I can since I understand that REI would be the inseparable part of my life.

I was thinking to invest into the property while at same time rent it out (house hacking). I have an excellent credit score, downpayment - the only thing I don't have is a stable income (though I do have some savings that would cover whatever costs - my family is helping).

What would you advise me in this case?

How can I invest and house hack without having a proper income?

Hello, Bigger Pockets members!

I got a question here - I just got a car and I am thinking of putting a sticker on it where I would advertise a company where I work as sub-contractors (REI company). I also have my own company which I want to launch after I get enough experience with REI.

I am thinking of tax possible benefits for using my car not only for personal interest but also for REI business. I know I can track mileage, save gas receipts, use depreciation, loan interest.

How will commercial sticker  also benefit me regarding tax deduction?

Are there any other ideas about using my car efficiently? Do you know any good companies that do these kind of stickers in Cali area (or they might be located in any other state as long as their price range works for me)

Hello, BP members!

Question here- LLC was created last year (Feb 2015) in state of Wyoming, I am the only member of it.

However since I am based in Cali, I assume I need to pay 800$ for taxes? If yes- I do it only through an accountant? Can I do it myself?

LLC hasn't operated last year at all (no income/no expense).

I appreciate your responses.

Hello, BP members!

I am in search of a good RE accountant in LA and if anyone can recommend me one or two- that would be great! Ive search BP but found only one tax accountant all the way in Long Beach. I am trying to find something closer.

I am also in search for  a good meetup  in LA. I have attended some meetups but all of them ended up being selling some programs/guru's ...etc. (found on meetup.com)  I am not following these kind of scams and I am leaving right away if they start talking about "selling their teaching coarse".

If anyone can recommend either an accountant/meetup in LA - I would appreciate it.

@Aaron Sauceda  thank you for this different approach!

I would say that the cost of attendance for me would be about 100K for 2 years - its talking about non full complete 2 years since the second year ends in May (not including summer) and during the first summer a program includes a pain internship.

Ive researched and some people get a job before they graduate (some 6 mos before).

I am trying to locate and find a job for myself before I go to grad school and probably I will get a luck and find something good as long as I get a good cash flow in case of anything. In that case I might not proceed with school.....

There is another point being brought up about wholesaling - I might think about that as well...
