Hello, again, BP members!

4 months ago I had this question about either pursuing grad school or REI...

So I found a part time job at REI company, which doesn't pay much but my boss increased my salary after 3 mos being there and right now the consequences forced me to move closer to my grad school (unexpectedly). The company is growing and expanding and I do see future potential good outcomes to it.

I love my job, but I realize right now that I won't have time for it and the only opportunity I would have is to work remotely while going to grad school (maybe if my boss agrees to it).

I already paid for my first semester but I have big doubts about my Grad school since I already found a company where I like to work at. I am not sure how soon they would move me from part time to full time since nobody works full time there yet. 

My undergrad was in biochemistry and now I am pursing Master in Bioscience which will put me into business world of pharmaceutical/biotech companies ( I wont do any bench chemistry lab work). 

I am currently seeking for advises and I know in the end of the day it would be my decision, but probably somebody had the same situation where they had to choose what path they should take.

I would like to find out if anybody knows where can i get demographical statistics about certain population area? For example, approximate salary, newlyweds, age groups and etc.

Hello,

I was wondering is there such type of program that can help me to find newly married couples that would like to get a house?

I got asked by my manager and doing my research.

Recently I acquired rebogateway and they do provide a lead type as divorce, however my manager was under impression we could get that data from somewhere else.

Is that even possible?

Hello, BP members!

I am trying to figure out something here. I got contacted by a company which is specializing in energy cost renovation strategies - specifically installing LED lights, engineering, sustainability, operations of buildings and grounds. 

They say that they provide financing with lease..... and that way there is NO Capital Expense.. well obviously....

They also say that the property value increases as well, how is that possible?

Can someone explain or anyone have tried anything like that before?

@Ryland Taniguchi thank you for bringing your opinion, i am considering all options and definitely discussing everything with my partner what you just mentioned and much more. Also completing partnership agreement with a qualified attorney.

I am doing partnership because it is a convenient way for me to start out.

Hello, everybody:

So me and my team are excited since we have a new project coming up - we have a multi-family property located in Los Feliz, Los Angeles City. We want to demolish the whole thing, buy out a car wash next to our property and build a new multi-family residential property.

I am totally new to this, some team members have some knowledge however, I would like to ask you guys, if you can give me some insight on the situation.

What should I search for - permits and etc.

Any kind of advise is appreciated.

@Chris Ramos and @Account Closed - yes, i've heard of transferring it to LLC and causing due on sale clause....

I also wonder, what real complications it can cause? I have heard of due on sale clause but not really seen or heard anything bad happening. I would like to hear real horror stories....

I have been trying to contact Amanda before but no luck, actually. I guess she is very busy.

@Chris Ramos I was thinking of creating LLC for both of us, also putting it into trust. Would you recommend it?

Also, by creating an LLC - wouldn't that be a challenge in order for my partner to obtain a loan?

I got a question - me and my friend want to find a property (duplex,triplex,fourplex) and do the house-hacking together. 

For that, we decided to do a partnership - 50% / 50%.  

I got a question as a newbie - can we  proceed with agreement before we find a potential deal? 

If so - any recommendations for attorneys located in LA?
