@Mike Cumbie No I do not work for U of R, I am actually a private contractor. I work privately for people and am reimbursed through insurance or out of pocket. I also do a lot of floating between long term care facilities to keep busy. I never really signed up for anything too stable because I always knew that my nursing career was only a vehicle to get me to where I wanted to be instead of a life long job. I was looking into the NACA first time home buyer program because they have some good connections and grants as well, making RE so easy to achieve.

@Ben F. Thank you, I agree with you that that would be a good move to make. Do you think that I should come up with a business name for the LLC or just use my name?

@Alex Jones That’s great! I would be more than happy to connect with you at a FFREIA meeting. I think that would be a great way for me rip the bandaid off and dive in head first because I know that I have true support. Can I reach out to you to see if you will be attending any meetings that I attend in the future?

@Ben F. Thanks for responding to my thread I am truly appreciative of any insight I can get. As far as my plan with wholesaling, I truly have none. I only saw wholesaling as a vehicle to earn short term quick cash that I could have used to fund my first property purchase. I don't own any properties currently, but was going to use the cash from a few wholesale deals to fund my down payment on a small multifamily that I would house hack. BRRRR and buy and hold were my long term goals. Also, I see that everyone has been operating under LLCs and it was something that I considered also. Do you think that obtaining a LLC would be a good start too?

@James Wise Cool. I want to look into some deals in Cleveland to wholesale, but I’m not sure how to really get a good idea of the market from long distance. Any suggestions? Also, I watched the podcast 127 that you were a guest on and I just wanted to let you know that you did great and really broke things down as simplistic as possible. I understood everything you were describing with no issues and was even inspired a lot. You were in a different place when you began than I am now which made it easier for you to land those properties easiest; but that doesn’t mean that there is no hope for me. I understand now that there is no ideal way to get started in RE, and everyone will have different success stories because they come from different places in the game.

@Alex Jones I have that book and have read it once but will read it again and take notes because it is very informative. I have also looked into attending a couple FFREIA meetings and have booked but in all honesty was too afraid to go. Too afraid of what the experienced investors would think of me and my lack of knowledge, instead of my thirst to learn more. I don’t know anyone who is involved with them and felt like I needed a “person” to break the ice?!? But overall, very nervous about going.

Your daughter should definitely become a nurse for all of the reasons everyone says someone should pursue nursing; but with you as her father, you can get her started investing very early because she has access to her own hard cash. Take her under your wing- if you haven’t already.
