@David Dachtera thanks for the input. I think what you’re saying is pretty straightforward and understandable. I will get the license and see what I can do with it. Meanwhile I’ll do some research on wholesaling and other investing techniques.

@Kyle Wells I have not. I was trying to focus on one thing at a time initially thinking that it would better help me to master one thing at a time. Being that I am employed as well, I wasn’t sure how I could juggle doing so much at once versus working at my own pace and time wholesaling. I would need a great deal of training as an agent at first before I would consider going at it alone remotely part time as an agent, since that is how things are moving currently due to COVID. Remote work as an agent and wholesaling around my current position is the goal. I’m really not sure how to begin and what would be the smartest initiative to take.

@Chuks Erinne Thanks for the response. I think that would be a good idea as well. I would just have to work commission only and part time remotely as an agent. I have FT employment as well, but my schedule is very flexible. I am hoping to maintain my employment to pay my current bills and use my RE gains from working as an agent and wholesaling to gain capital to use towards my RE investments. Maybe an investor that I wholesale to will want to partner with me also in the future. Who knows. Thanks for the insight.

@Dominic Marshall perfect. You are absolutely right about the fiduciary Duty. I will set out to make one of the next local meetups, where I can network with a couple of wholesalers and agents specifically so I have a focus. It’s so much to do and so b many different niches, that would help me to focus my conversations and make them more useful to me in the short term. In the meantime I will focus on analyzing deals and such to get more experienced with those and who knows I may actually have something to present to someone at the time of the meetup. Thanks. @Dominic Marshall That is actually an awesome idea. That sounds great. Find deals, bring them to my local investors to wholesale, if no one buys them I just list the property to be sold through the brokerage! Light bulb just went off in my head. Thanks!

@Will Long Thanks. As long as I know that is isn’t just me feeling this way or who is is this place. Everything seems so enticing but I am also wise enough to know that everything that glitters isn’t gold, and that sometimes business can be cut throat. I bust want to learn. If I earn some cash along the way, kudos to me. Or should capital always be my first priority to prevent people from taking advantage of me?

@Will Long I am sure. I think the anxiety associated is the business aspect of it all. How will I know who and what to trust? Who is sincere or going to try and steal my deals from me? How will I be sure that someone is trustworthy and actually wants to help people like them instead of monopolize and take everything over?

@Melanie Dupuis Thanks. You don’t think that / seller financing is a little more risky initially? What if they don’t actually pay the mortgages and I’m out all of my money in the long run? How do I know who to trust? How will I know when I have met an ideal candidate to engage into that type of agreement with? What protects me? Is there any contracts involved? What keeps the owner on the hook?
