Howdy, a newbie question.

was trying to verify 3x income requirement. Got application using smartmove where it says income as xx but paystubs show different? Should we consider pay stubs as source of truth?

Also application has 2 roomates and their combined take home (i calculated from paystubs) is around 2X the rent ie 2k. But report says its 3x i believe thats gross .

any suggestions on how you guys review this?

Has anyone used  zillow or apartments.com for creating leases and property management?

whats your experience?

Is there something better you suggest?

Just want to check how you all do with 3x rule where rents are high.

for eg if rent is 2100 3x is 6300. Do you bend a little to take 2.5X?

Hi @Kate J.! You are on point in the tremendous growth the Austin market has seen in the last 5+ years. Texas real estate in general is booming and the secret is out. Simply put, the 30% property increase in Austin can be attributed to supply and demand. There’s been a crazy influx of investors pouring into our market while the housing supply remained relatively the same. And when supply can’t keep up with demand, prices get driven up.

Austin still has a number of areas to be tapped into in terms of investment properties. The best margins are seen with new construction (for obvious reasons). Also, I would suggest buying and holding properties for appreciation if you can afford to take on that strategy. Don’t hesitate to reach out if you wish to chat about anything in further detail.

hi @jesse Kim, what strategy are you following for buy and hold? Are you targeting SFH of specific sqft (big(>~2000) ,medium (~1500)or small(~1100) for appreciation?

Hi Guys,

Need your advice.

I am planning to  purchase a house and rent each room individually in Round rock. Wondering if we need a licence for that as it will be single family and multiple ppl staying..... appreciate your help!!

I dont think its from builder as he is giving door in other areas(leander, georgetown) for this plan...so its from The city only.....As this is a multi-gen home (already the separation is there(bedroom 2 and kitchenette is separate here), just need to close a door @ entrance).http://www.drhorton.com/Texas/Austin/Round-Rock/So...

little confused :-

1. Can hoa object if i rent out a unit of my house?

2. reg Zoning, the area has single family homes only.......so would be mine...only thing is i separated that unit and rented out.

Please suggest if this wont work.....planning for this multi-gen only because of  having a rent out unit. Thanks!!
