Hi Y,all

having a situation here. Got call from one roomate that another roommate threatened him. They both  complained earlier also and its known they dont go well with each other. I don't know if he is telling truth about threat this time I was thinking to give both notice , not sure if that makes it worse though?

wondering , if any one handles this type of situation before?

Hi y’all, 

I have a roomie house rental. I am getting complaints that one of the roomamte is loud and smoking weed. However,  whenever i planned a schedule visit i dont smell anything.

I don't think we can do suprise visit

Wondering,  how to  handle this situation?

Sorry, but this is a really bad question. There are a lot of things that determine a quality tenant. I recommend you take the BiggerPockets course and learn how to screen properly:

 Actually,  all other parameters are good.

only these 2 are concerning me. Person has mariuna usage record till 2020. Toung, No rental history , as he lives with family 5 miles away only.

Just want to see whats ppl experience with this type of situation.

The LL is not getting an "extra" month of rent, he is collecting a penalty from you for not fulfilling the contract that you signed.

Can you please help with General understanding for early lease termination.

If Lease says,

1. Tenant must pay early termination fee. equal to 1 month rent.

2.Tenant will continue to pay rent and utilities until a replacement tenant is located.

As per this Landlord will get extra 1month rent if someone breaks the lease, is this how it works?
