The fact that he has money saved up is good, but what if he doesn't find a job or stops paying rent?  Why is his credit score so low?


 I was thinking of 3 month lease and he will pay in full + Deposit.

But if he overstay his lease and don't pay could be issue.

He said car payments and bills piled during covid.

I just started marketing. 

But as i am getting paid in advance and he will be there with other roommates, From your experience what can go wrong?

Trying to figure if this is a red flag or its something common for roomie housing.

I am looking Tenant for a room, he moved to town so searching for job and has bad credit ~500 . He said its beacuse of covid but he got enough savings and offered to pay whole lease amount upfront (3 months lease).

Any red flags here?

And how you handle if one of the roomate is arrogant and ask to give a week or so notice to enter property 
Can we just give 24hr notice and enter and show common areas and vacant room?

 I’ve been house hacking for several years. What works best for me with showings is I inform that roommates that there will showings on the property. For the roommate that is moving out, I let them know when I will be showing it. So far I haven’t had any issues with this method. I have one roommate who as been with me for multiple years who is retired. I usually let him know when it will be as well and allow him to be present so that he can meet however the potential roommate will be if he wants. 

For common area repairs, I just let everyone know when it will be done.  A lot of times I send it as a group text to the household to let them know. If it is something like the kitchen or bathroom that might be unavailable during that time I let them know that as well.

do we need all or signing with main applicant is fine?

 They met criteria, except their job is new which made them fulfill the criteria. Normally for that i see ppl verify applicants should have sufficient funds equal to 3 months of rent in that case? All suggestions are welcome :)
