We wholesale to 'rural' towns - population size 1500 or so but they are within an hour from a large city.  My biggest advice is to build your buyers list so when you do get a deal under contract, you know you can assign it to someone.  That will also give you a good indication on if there are any investors in your area.

We use both TREC contracts and our own purchase and sale agreements.  Just depends on how comfortable the seller is with contracts.  If it's someone who has only sold one or two houses we typically show them the PA because it's much shorter than a TREC, so less daunting.  If the seller is an agent, for example, we'd give them a TREC because that's what they are used to.  If you have a title office that has completed assignments or double closings before they shouldn't care if it's on a TREC or a PA.

Yes I think you can if you buy correctly.  We just did this with a duplex.  We bought it using private money for $94K, put paint on the exterior only, around $4K. I know you said yours doesn't require rehab but only doing exterior paint is close enough ;) It just appraised for $171K.  I'll be pulling all my private money out, plus about $14K extra for misc. items we want to redo once the inherited tenants move out.  Just make sure you have a lender lined up before you buy that will do a 75 - 80% loan to value, not loan to purchase price.  If you get a deep enough discount, I don't see why not!  Hope this helps!

We just quit our W2s and are using lenders who loan based on 'asset performance' - just like what @Jeff Langley mentioned.  No income verification, it's just based on the asset and a good credit score.  We found a few of our lenders via Facebook on our local investor group pages.

@Eric W. Sounds like your going through the right motions getting your attorney involved in drafting the lease.  You can also ask your attorney to add a 'cover page' in the front of your lease on his letterhead stating these are the terms of the lease, you can sign the new lease by said due date or this is your 30 day notice'.  Having the letterhead will make your lease look more 'real' to help shoot down any perceived holes.  Of course I don't know NYs rules so check with your attorney.
