Hi, I am a brokers assistant and have found a bunch of commercial properties that I would like to contact the owner to see if they would like to sell. I have figured out the LLC's that own them and the people that are behind those LLC's. Do you guys have any advice or tips on getting ahold of those people?

Hey guys, I’m looking for a paid subscription to a website that can get me phone numbers for people that own real estate. Would you guys happen to know of any?

It's pretty common for guys here to go out and either sell pest control or solar for a summer because of how much money you can make. I've had several friends go out and do really well. @Taylor L.

My dream is to rent and hold rental properties and eventually become a Principal Broker. I have been doing real estate school here in Utah for a month now and am about 1/3 of the way done. I just had a mentor of mine back home(who is a principal broker that owns 100+ units) offer me a job to work under him with his partners' son(who is my age) to be a property analyst and learn the jack of all trades for real estate. They will be paying me a $2,500 salary a month with the opportunity to get a 1% commission on any apartment complexes that my partner and I find and that they buy. The commission will be split between us. I would just go ahead and start over probably and get my Oregon License instead.

My dilemma is that I was planning on selling solar in the summer in hopes of getting about $60,000-$80,000 for a down payment on a property. I guess my question for you is what would you do? Do you feel that to get started in real estate, money or this experience, will be more important?

@Nathan Murith

Would you mind sending me that spreadsheet as well? I’m new to investing and am just trying to learn everything I can from the top dogs.

Okay, that makes sense. What would you do to fix it? @Joe Villeneuve

So in order to fix this would I just put my extra $505 cash flow towards the mortgage?
@Joe Villeneuve

Hey guys, hope you are doing great on your investment journey. I was hoping to get your guys insight on the eviction process when you first buy a rental property. The idea is to add value to the property in order to gain equity for your next property, right? How does that work when you buy a property with already existing tenants? Can you evict them? Or do you have to wait out their leases?
