Thank you to @Whitney Hutten and @Priya Thomas for some of the most helpful responses.

I perhaps posted a bit early, as part of what I was looking for was to know if a locksmith will do this. Turns out, I easily found one who did- got in, have pictures taken, and am moving forward.

 To clarify with some others: at the time of buying this, I did have other contrators and resources, people I have done other projects with, and meet in person and visited their work, before even doing work together with them. The challenge has been that all have said they don't have capacity to help (guess this shows the lack of relationship capital I have, as I haven't kept them busy in a while). I also have a partner in buying properties in Cincinnati at the time of buying these. What changed- his day job now has in working in the Twin Cities M-Sat (and he is trying to ensure his one day home is with family) a changes that look place late last year that was unexpected, and now continues.

 To all who talk about a plane ticket- yes, I should have clarified that this is already a given. Getting the property open, and scheduling people to meet when I'm out there, was the first priority. If I fly out there just to open the place up, but don't have a full line up of vendors ready to go, it wouldn't be a very effective trip. Also, it's a "wholetale" exit strategy, so mechanicals are the only items needed.

 For those curious, here is the crazy part after getting access: someone has been working on/ improving this property! New plumbing, new HVAC, new framing on all three stories, walls sanded and cleaned ready for paint- it's essentially a blank slate for the cosmetics!

 I suspect the AWOL contractor, who had given me an offer to buy the property, but didn't perform... suspected that I would stay on his hook to sell it to him, and has been channeling money into it. I have a lot of sleuth work to do.

Looking for some help:

I am in a very frustrating situation, where I have a duplex I am ready to sell ( not very modernized, but habitable).

Here’s my issue though – the contractor who was getting it ready to sell, is now completely MIA. I have not received a response to my weekly texting and phone calls in almost 2 1/2 months.

He changed the lock box code, so I don’t know what the code is, to be able to get into the property, get pictures taken, and to start listing it.

Lastly, I am out of state – this is in Cincinnati, And I am in California.

What are my options? I can call a locksmith to pick up the lock box, but who will I send to the property to meet them? I can have my listing agent, but won’t the locksmith want proof of ownership, before doing this, and will they feel comfortable with someone being my proxy?

Would appreciate any advice the community can provide!

Hello BP Friends!

 I'm looking for a referral to an attorney or legal service that will represent myself (landlord) in eviction court, and to handle the paper work for that (in the Cincinnati market, which is Hamilton County, OH).

 Who would you recommend?

 Happy St Patrick’s Day!

 We didn’t  this property, Because of the reasons mentioned, but also because it was the very end of the cul-de-sac that will take a murderers row of apartment buildings. Having forward momentum and is helpful, but the more we analyzed this, the more it look like we would be “ don’t wanter’s” of these units down the road. 

 Have you run into similar questions?  What is your niche, Wells?

Evening Everyone,

 I'm looking to see if anyone has had some great experiences with any mold remediation companies in Cincy. I have had a company called Icon look at a project. However, compared to what I'm reading on BP and other sites, they seem to be quite expensive. Looking to treat and remediate a crawlspace and attic (insulation).

 I would appreciate any suggestions!

I have a unit coming up out of rehab, and will be looking to rent it soon. I plan on having a "tenant-manager" (agreement and expectations already created) in this unit. I'm inquiring to see if there are any RE Agents in Cincinnati that specialize in leasing, who would be interested in connecting with me to lease it (note- there will be two more coming soon).

I know- worst time of year to do leasing! But, want someone in there before it gets too cold.

Message me, and reach out if this is in your wheelhouse (or, any Property Managers, but I've called just about all the PM companies in Cincinnati- would be surprised if someone new were to pop up... and, I always love surprises!

Hello @Michael Quarles, 

 Thanks for your input. I have driven and studied comps and pricing trends, DOM, and owner occupied vs. non-owner occupied stats for the zip codes and streets I'm targeting. I will admit- I don't have an algorithmn that factors this in (and likely even more data) they way I would assume you have excellently set up. However, it's either completely pull out of the market I already own properties in/ have spend 15 months studying, visiting, making offers in, and buying in (Cincinnati, OH), or stick to the neighborhoods that I have already determined have the best cash flow and appreciation/ "fall in the path of progress." I in no way claim to be the expert on this, and will always take corrective and helpful feedback. And, I know I need to take more action than I have been (past action: proactive networking with wholesalers and RE agents for leads: this hasn't brought deals profitable enough to select) with direct mail.

I'm curious- is there a regular output package you normally choose?
