@Ralph C. any suggestions on the best way to approach the owner? What's the best way to contact them? Mail, go knock on the door, leave a business card, etc..... In your opinion what usually works

I am trying to find worthy buyers in my area or who is willing to buy in my area? Any suggestions on a good way outside of Reia? And is there some in this community that I can reach out to? 

Thank you so much @Susan Smith you are so kind! Yes I am asking you "how to negotiate with the homeowner to get them to do an assignment?" I take it, there is a verbiage that makes sense other than saying it will make your credit score lol good lol. Sorry to sound like I am confused but I am fairly new to this and am taking notes on everything! Also is the paperwork the same as if they were not in Forclosure? And also Do I contact the Owner for all the info on preforclosure or is there another way to get the specifics?

@Leon Chappell do you know if while in preforclosure if you can buy it cash or once it's in that stage it has to be foreclosed in order to buy?
