@Jeffrey Douglas It would be advisable to get someone competent to help you take a look at the HVAC. The sizing of the unit may not be compatible to your duct size. Furthermore, you may not get to claim insurance in the event that the HVAC causes fire to your house.

This is my personal experience as I was handling one of my client's property.

@Carter Thomas Hi, you do have a lot of options in your investment. In my personal opinion, why not try using the cash flow to buy another assets? That way, you may keep your monthly cashflow and increase even more passive income.

But this only works if you are having positive cashflow after deducting all the expenses of maintaining the houses.

@Manna Sivia you also need to consider your operation expenses such as technician headcounts. Not to forget on the legal authority that you will need to maintain at the property that you manage.

@Bharath Raj When you mentioned energy audits, I guess that you have the budget to do it. Anyway some small advise from me (I am an Energy auditor myself):

1) check on the insulation of the wall

2) check if there's any leaks/gaps at the windows

3) if your office is facing the sunset, then you may consider low-E graded glass

4) you are using your office during daytime, solar air-cond can be considered in this case

5) change your lighting to LED type. There're a lot of them in the market and at an affordable price (tips: look for those efficacy > 100 lumens per watt

@Aaron Gomez when you mean a house, is it for own stay? If yes, then may be you could use that 401k to reduce your burden.

But if it's for investment, then you shouldn't touch that 401k but get a loan with low interest. This might be your good debt if you do it properly.

@Hubert Ato-Bakari Chase It all depends actually on the contract. If it states that any home appliances repairing shall be borned by tenants.

Otherwise, naturally it will come back to the landlords.

But like what @Jane S. mentioned, you basically got back the ROI. Just replaced a new one should be alright. Win-win situation
