Terry, I'm also a beginner investor living in the Philadelphia. Might I suggest, check out D.I.G (Diversified Real Estate Investors Group). It's a LOT like bigger pockets with the added bonus of getting to do everything in person. You can meet investors from all across the spectrum, landlords, flippers, wholesalers, etc. Here's their site http://digonline.org/.

Shaun, the site is great but I would also suggest listening to the pod-casts. They're VERY informative and entertaining.  Also, "The Ultimate Beginners Guide to Real Estate Investing" is an excellent tool. Show 11 of the podcast is an outline of the Guide. Check it out!

On one of the Bigger Pockets Podcast's (sorry, I can't remember the show) the guest said this about investing, "if your not embarrassed by your offer then your offering too much." I thought it was profound however is it true? How low do you go before u low-ball someone? Does anyone have any thoughts, stories and/or advice on the offers? How low is too low?

Thanks so much for the reply. You elaborated on a couple of ideas I already had and mentioned a couple of things I hadn't even thought of. I never considered "several different plans." I spent a year apprenticing as a wholesaler and never did a deal. I feel like inconsistent marketing was a HUGE reason why. The marketing calender is also a great idea.

Hello Investorland!

As my profile will tell you, I'm a 30 year old (soon to be 31) father of 1. I will have my real estate salesperson license in the next month however my true goal is to began flipping houses asap in Philadelphia, Pa.

Minuses; I have no money to get started, I have to continue working - limiting my time spent real estate and I only have access to a car part time. 

Pluses: I have a very close and trusted friend who mentors me. He's 5-years ahead of me as an investor and real estate agent. 

With that said, do ANY investors have any tips, tricks, advice, cautionary tales or otherwise. ANY help is welcomed.

My name is Tamir Walton. I'm a divorced father of 1 and newbie investor from Philadelphia, Pa who has yet to do a deal. My experience in real estate, so far, is that; I own the home I live in, have participated in an apprenticeship to a wholesaler and have completed my real estate classes for my Real Estate Salesperson License (haven't taken the exam yet).
