Please find another tenant. I rented to someone with few collections and credit score in low 600s and ended up evicting him after 6 months. Stopped paying on time, bullying other roommates and neighbors and so on. I learned my lesson the hard way.

@Mark Fries and & Jack Bobeck, thank you so much for your great feedback. I am in contract for 3 homes and was planning to cancel one since I was worried if it's too many to start with. I see new homes in the same location are selling for $120 per square feet today versus $108 when I signed the contract early this year. Thanks again!

@Mark Fries, I am planning to buy 3 new construction SFR in Jacksonville. How is the rental market in Jacksonville holding up, in your opinion? How much time will it take to rent a new unit? I am also worried about hurricanes and other natural disasters. Please share your thoughts.

@satry srini, I am also a would be buyer in Jacksonville. Please share your experiences with the provider. Did you close it already. Also I am interested from you and other existing investors regarding how the current hurricanes would affect the investing landscape.

Hi All, I am trying to purchase 2 condos within the same community in Florida. My lender says if both homes are in my name then they want 25% down on the first property treated as a "second home" and 30% down for the second property, which will then be treated as "investment property". I am wondering if I can purchase one property as a "second home" in my name and the second property as a "second home" under my wife's name. I want to pay only 25% down on both homes. Hence the question.

Thanks John, Max and Deanna for your inputs. It really helps! The utilities are shared between the tenants. I pay the bills and add the actual charges to the next month's rent. I guess I need to collect extra electricity charges for the freezer from one tenant. It appears the freezer running all day will cost approx. $50 in electric charges in CA.

Hi All, I've rented my 3 bed 2 bath condo in CA to 3 tenants. Two tenants share the tandem garage. Third tenant has no car. The master bed tenant with the car started using the garage as a storage place and also placed a big freezer (about 5 ft long and 3 feet high), which he hooked to the wall outlet. He did not ask my permission at all. I am really mad coz he did this despite having exclusive rights to use two separate storage rooms that is already part of his lease. All tenants are on M2M individual leases. Few questions: 

1) What are the risks associated with letting tenant operate a big freezer in garage? 

2) How would I know the extra electricity cost for this freezer 

3) I prefer the tenant park only his car and nothing else in the garage, since it is also shared by another tenant to park his car. How can I require the offending tenant to get rid of all his items plus the freezer from the garage. 

Appreciate any comments.

Thanks Greg and Allen. I am working with a local attorney to draft the lease agreement. My condo is located next to a business park with 30,000 employees. So I am only taking employed people on month to month only. I am including the utility charges as part of the rent.
