Tenant hooked a large freezer in shared garage. What to do?
Hi All, I've rented my 3 bed 2 bath condo in CA to 3 tenants. Two tenants share the tandem garage. Third tenant has no car. The master bed tenant with the car started using the garage as a storage place and also placed a big freezer (about 5 ft long and 3 feet high), which he hooked to the wall outlet. He did not ask my permission at all. I am really mad coz he did this despite having exclusive rights to use two separate storage rooms that is already part of his lease. All tenants are on M2M individual leases. Few questions:
1) What are the risks associated with letting tenant operate a big freezer in garage?
2) How would I know the extra electricity cost for this freezer
3) I prefer the tenant park only his car and nothing else in the garage, since it is also shared by another tenant to park his car. How can I require the offending tenant to get rid of all his items plus the freezer from the garage.
